美国公证仅仅是证明签字的人是本人。所以,只要你前妻在公证员前签字,她就不用去法院。实际上,你自己也需要签字公证。否则即使你们两个人去,没有公证章,法院也不接受。因为地契是要受时间考验的,几年后你卖房,买方去查房契,需要看到公证章才放心。

2.  NO, nobody can notorize a name change.  

You need a certified copy of name change from the court where your ex-wife changed her name.  Using that certified copy, and the above noted notorized signature, you can establish that the name on the house IS the same person as the one who signed the deed.
