Motel 投资 - 商业地产有经验的看看这个靠谱吗？

加拿大的旅游区的Motel，位置距离附近的小镇12公里，在一条沿海的路上。夏季人流多，冬天就别提了，是夏天的人流的1/5吧。 

Motel 17个房间，有的带Kitchenette，有的不带。 房产建于1998年，保养完好。 

要价2.3millionn 加元。这样的生意值得投资吗？

个人感觉入住率太低，似乎全年平均只在50%左右。也许想办法提高入住率后投资比较有戏。想听听各位有商业地产投资经验的人给分析一下。

购买当然要融资贷款， 所以利息支出要考虑在内。
