Detroit is good investing place

I live at metro Detroit, I have several properties in city of Detroit. One property's rent/price is 10.7%. It is one ranch single house with 3 bedrooms, 1 bath, 900 sqft. full basement, fenced yard. Bought price is $4750, putting new water heater and new furnace $1600, new painting $300, new carpet $850. Rent price is $750.
