关于homeowner insurance / landlord insurance, 我理解错了吗？

关于房屋保险：我觉得是两类：

(1) home insurance (owner-occupied): 就是自住房保险，以下简称 homeowner insurance

(2) home insurance for rental property:  就是出租房保险，以下简称 landlord insurance

 

我的疑惑是：

（1） 出租房必须买 landlord insurance 吗？

（2）如果出租房买了homeowner insurance, 然后发生冰雹、台风之类的，或是水管爆裂，保险公司理赔吗？

（原来是自主房，现在准备出租，不想换保险；重换一次涨价太厉害。）

 

我在网上搜了搜，看到不同观点：有说两者都是home insurance, 区别在于cover 的侧重点不同；也有的说，出租房必须是landlord insurance, owner-occupied home insurance would not cover a rental property.

请大牛门不吝赐教！！

 

另外还有个问题：我的 homeowner insurance 和auto insurance 在AAA。 但AAA 不做 landlord insurance。如果自主房/auto，和出租房分属不同保险公司，也能买伞险吗？伞险是不是会更贵些？
