保险公司付房租的租约该怎么写？

政府不上班，租户没钱交房租了 (去年12月就没交），被赶走。损失了15天的租金+10天空档和450的律师费，大概2400元。外加水电费损失几百。打扫150，维修200。现在有保险公司付钱的人感兴趣，并提交了申请。6个月的租约，每月多付500，外加100多的pet fee。正好可以把损失降到零。 

和正常租约相比需要修改哪些条款？租约该怎么写？
