first of all, the landlord does not have the right to enter the property whenever he likes. Because the tenants have paid the rent, the property has become the tenants' private space. The landlord is very intrusive. You cousin has the right not to let him in. If the landlord want to inspect the property, he must make an appointment with the tenants to visit upon an agreed time.

Do not be afraid to be evicted. If the tenant has the prove of living at this address, (such as the letting agreement, or bank statement with this address.)the landlord need an court order to evict the tenant. The court order takes time and costs a lot of money. Otherwise, he does not have right the tenant, even if the tenant does not pay the rent. If the landlord forces his way into the property, the tenant is well within his right to call the police.

This means, the landlord must hand over to a government agency, and give tenant the receipt. The landlord is obliged to do so by law. If he does, make a complaint at the above website.

Read through the two above websites, do your home work. know your rights and limits. Talk to landlord with knowledge. I think he just taking advantage of foreigners who does not know the law. Show him your teeth, he will back down.

Then again, why not move, why waste your time on a loser like him. There are plenty houses for letting.
