小白菜房的前世今生 -

这颗独立房小白菜3房2浴2车位不足1200英尺。

3月6日short sale close，12月3日offer历经3个月。

3月10日开通utility后进入装修。

3月20日登广告。

3月25日open house。到访7组收到5份正式申请。

3月27日下午签合同房客当晚搬入。

修修补补精打细算简单装修。很幸运房子虽被break in 但 heating/ac，electrical，plumbing 系统经小修理都恢复了。总装修费用$1500元左右。

现金投入$98000元，市场价值$175000-$180000。租金$1175.

虽然市场上的deal不多，但熟悉市场，耐心执着加行动是得到deal的关键。
