一年合同租客只住了５个月，押金能扣掉吗？

城中的大拿们，一租客签了一年合同，但是只住了５个月就要搬走。能扣掉他全部的押金吗？合同上写的是：

For ealy termination, tanant  shall aslo be responsible for lose rent, rental commissions, advertising expenses and painting costs necessary to ready permises for re-rental. Landlord may withhold any such amounts from tenaunt's security deposit.

如果维修，油漆都是自己做，怎么charge 费用呢？谢谢帮忙指导！
