请教坛里地主们一个出租房问题

新地主找到一租户，条件都满意，双方签了合同，deposit 也 到账。不过租户是一个月后才入住，新地主就有了个问题，万一租户中途改主意了，不想租了，地主能不还deposit吗？毕竟浪费了地主show房的时间。是在租房市场slow的地方, 找房客挺难的
